House Pad Construction in Corsicana, TX

Why 4W Land Management for House Pad Construction in Kerens, TX

Most foundation problems on East Texas properties trace back to site preparation — organic material left in the footprint, improperly compacted fill, or inadequate drainage slope. At 4W Land Management Services in Kerens, TX, we handle clearing, tree grubbing, rough cut, fill in compacted 6-8″ lifts, and finish grade as a single job — one crew, one mobilization, one estimate. We work from your engineer’s or builder’s grade plan and coordinate directly with the foundation contractor.

We handle the full sequence: land clearing and stump grubbing first, then excavation and grading, then pad compaction. Learn more about our family and approach and see all of our land management services. Veterans, active-duty military, and first responders receive special discounts.

Why House Pad Preparation Matters in East Texas

Navarro, Henderson, and Freestone Counties sit on Blackland Prairie clay — one of the most challenging building soils in the country. It swells when wet and shrinks and cracks when dry. That movement is substantial enough to crack foundation slabs, heave pier beams, and create differential settlement that shows up as sticking doors, cracked drywall, and sloping floors. Proper site preparation doesn’t eliminate the clay, but it manages its behavior: correct elevation for drainage away from the structure, a properly compacted fill layer that moves as a unit rather than differentially, and a finished pad that gives the foundation contractor a stable, well-characterized starting point.

Our House Pad Construction Process

Step 1 — Site Clearing and Tree Grubbing

The building footprint is cleared of all trees, brush, and vegetation. Stumps in the footprint must be fully grubbed — not ground — because decomposing roots underground create voids that cause differential settlement under a foundation. All organic material is removed from the pad area.

Step 2 — Rough Cut and Elevation Establishment

We excavate or fill to bring the site to approximately the required pad elevation, working from the engineer’s or builder’s grade plan. High areas are cut with an excavator; low areas are built up with fill. We account for finished floor elevation and any flood zone or drainage requirements.

Step 3 — Fill Placement in Compacted Lifts

Fill is placed in compacted 6 to 8 inch lifts using a vibratory roller or jumping jack. This is the step most often skipped or rushed by inadequate contractors — and the one that causes most foundation problems years later. On Blackland clay sites, compaction at the right moisture content is especially critical.

Step 4 — Finish Grading and Surface Shaping

After the pad reaches elevation, we finish grade the surface and surrounding area. The pad itself is graded level. The area around it slopes away from the structure on all sides — minimum 5% grade for the first 10 feet — directing surface water away from the foundation.

Step 5 — Final Inspection and Handoff

We walk the completed pad with you and confirm elevations, drainage slopes, and surface condition before handing off to the foundation contractor.

Frequently Asked Questions

When should the house pad be built?

Site preparation happens before the foundation contractor arrives. The pad needs to be at the correct elevation, graded, and compacted before foundation work begins. We coordinate timing with your builder or foundation crew.

How do I know what elevation the pad should be at?

Pad elevation depends on flood zone designation, local drainage patterns, and your engineer’s or builder’s specifications. On properties in FEMA-designated flood zones, a minimum finished floor elevation is specified. We work from those specifications. Finished floor elevation requirements in FEMA-designated flood zones are determined by your Base Flood Elevation (BFE), available through the FEMA Flood Map Service Center. We build to the BFE specified by your engineer before foundation work begins.

Do you provide compaction testing?

Compaction testing is typically arranged by the foundation contractor or engineer of record. We ensure fill is placed and compacted correctly on our end and coordinate with the appropriate parties when testing is required.

What if the building site is low-lying or flood-prone?

Low-lying sites require careful attention to fill elevation and drainage. We can raise the pad using fill material and shape the surrounding grade to direct water away. For sites in designated flood zones, engineering input determines the appropriate finished floor elevation.

Can you clear the land and build the house pad as one project?

Yes. This is the most common way we do it. We clear the footprint, grub stumps, and move directly into excavation and grading without the scheduling gap that comes from separate crews. One crew, one mobilization, one estimate.
